林弟兄在香港長大,18歲來美留學,半工讀完成學業,得加州大學UC Berkeley商科碩士學位後開始事業,38歲成為聯合銀行總裁,後兼任董事會主席,45歲時蒙神呼召提前退休,完全離開商業社會,全部時間義務服務華人社區,以輔導理財為傳福音之途徑,至今已經第14年。林弟兄每週主持三個現場理財問答電台節目,分別為三藩市、洛杉機和紐約華人解答問題,每星期為星島日報撰寫財經專欄,並每天透過電子郵件為全美華人解答財務問題,和定時在屋崙角聲中心接見有財務需要的家庭。林弟兄為Berkeley華人浸信會執事,並兼任北加州角聲佈道團事工主任(義務)、「號角月報」西北版主編(義務)、角聲「生命包」創辦人,中國信徒佈道會董事。林修榮著作「人間有情」,由中信出版,現已發行第12版。

 

 

 

 

Background of Sau-Wing Lam

 

Sau-Wing was born and raised in Hong Kong. In the early 70’s he came to the U.S. as a foreign student, and graduated with an MBA degree from U.C. Berkeley. Thereafter he held senior management positions in banking, finance and telecommunications. His last position was the Chief Executive Officer and Chairman of the Board of the United Commercial Bank. When he turned 45, with God’s grace, he decided to retire from the commercial world so he can devote all his time in a financial stewardship ministry. For the past 13 years he has been using financial management as a tool to reach the unsaved with the gospel.

 

Sau-Wing writes a weekly financial column in the Sing Tao Daily, and he speaks frequently at churches. Each week he hosts a live finance radio program in San Francisco, Los Angeles and New York when he answers call-in questions and faxes. He also invites his listeners to ask questions by e-mails and he receives an average of 100 e-mails each single day from people in different parts of the U.S. Each week he meets with 6 families to help them solve their financial problems.

 

Sau-Wing is Ministry Director of the Northern California branch of Chinese Christian Herald Crusades, a voluntary position, and the Chief Editor of the Northwestern edition of Herald Monthly. He is also a deacon at his church (Berkeley Chinese Baptist Church), a planning committee member for the Chinese Christian Herald Crusades, and a board member of the Chinese Christian Mission.

LPS: Mortgage delinquencies increased sharply in September, Percent in foreclosure process lowest in 2 years

 LPS released their First Look report for September today. LPS reported that the percent of loans delinquent increased in September compared to August, but declined about 4% year-over-year. On the other hand, the percent of loans in the foreclosure process declined sharply in September to the lowest level in almost 2 years.



LPS reported the U.S. mortgage delinquency rate (loans 30 or more days past due, but not in foreclosure) increased to 7.40% from 6.87% in August. The percent of loans in the foreclosure process declined to 3.87% from 4.04% in August. Note: the normal rate for delinquencies is around 4.5% to 5%.



LPS is looking into the reasons for the increase in the delinquency rate, and will probably provide a discussion in the Mortgage Monitor that will be released in early November. Looking at the table below – that shows the LPS numbers for September 2012, and also for last month (August 2012) and one year ago (September 2011) – most of the increase in delinquencies was in the short term category. The number of serious delinquent properties (90+ days and in-foreclosure) declined 70 thousand from August.



The number of delinquent properties, but not in foreclosure, is down about 7% year-over-year (280,000 fewer properties delinquent), and the number of properties in the foreclosure process is down 9% or 190,000 year-over-year.



The percent (and number) of loans 90+ days delinquent and in the foreclosure process is still very high.
